Some sheds need building permits, some don’t. The following guide covers most of the to determine if you’ll need one

→ Size and Height:

    • A shed over 10 square metres always needs a building permit
    • A shed over 3 metres high always needs a building permit
    • For sheds closer than 1m to a boundary, if its height exceeds 2.4 meters it will need a building permit

Exemptions:

    • Sheds under 10 square meters and within the height restrictions typically do not require a building permit.
    • However, you may need a planning permit or easement approval if the shed is located over an easement.

Additional Considerations:

    • Even if a shed is less than 10m2 it may need a planning permit or build over easement approval

       

If the shed is for domestic use and the construction cost exceeds $16,000, owner-builders must obtain a certificate of consent from the Victorian Building Authority (VBA). Alternatively, a signed contract with a Registered Builder can be provided.
